मेरे cousin ने यह text भेजा जब मैंने उसको 30-yr से 20-yr home loan tenure switch करने की advice दी। उसको लगा मैं exaggerate कर रहा हूँ।

Excel निकाली। दिखाई। 35 minutes बाद उसने HDFC ko call किया — 30-yr loan को 20-yr पर restructure करवाया।

यह post उसी conversation से निकला। Home loan ki tenure decision भारतीय middle-class ki single biggest financial choice है। ₹50 lakh loan पर tenure mein 10-year difference = ₹30+ lakh ka total interest difference। यह salary का 5-10 years equivalent है।

April 2026 rates — starting point

SBI Home Loan: 7.50% - 8.45% (floating, MCLR + spread based on profile) HDFC Bank: 7.75% onwards Industry average: 8.15% - 8.75%

Sweet spot rates (good CIBIL 750+, salaried, metro):

  • 8.15% - 8.50%

Most middle-class applicants Apr 2026 में 8.50% के करीब rate पे sanction hoगी। माथ इसी से करते हैं।

Observation: 30-yr में loan amount से ज्यादा interest देते हो। सिर्फ ₹5K extra EMI 20-yr में, save ₹34.3 lakh।

"Kam EMI lo, market mein invest karo" — opposite school of thought

Financial influencers का एक argument है: "Lowest EMI लो, excess amount equity MF में डालो। Mutual fund 12% देगा, home loan 8.5% है — arbitrage।"

Math:

30-yr @ ₹38,446 EMI vs 20-yr @ ₹43,391 EMI

  • 20-yr mein extra EMI: ₹4,945/month
  • If 30-yr choose + ₹4,945 goes to MF SIP

20-yr में ₹4,945 SIP, 12% CAGR:

  • Corpus after 20 yrs: approximately ₹49.3 lakh
  • After 20 yrs you still have 10 more yrs of ₹38,446 EMI = ₹46 lakh outstanding

Trade-off:

  • Path A (20-yr loan): Loan-free at year 20, interest paid ₹54L
  • Path B (30-yr + MF): Year 20 pe ₹49L MF corpus, but loan still 10 yrs left (₹46L more payment), total interest ₹88L

Net comparison at year 30:

  • Path A: Loan-free from yr 20 + ₹4,945 saved × 10 yrs = ₹5.93L simple (or equity compounding from yr 20-30)
  • Path B: Loan-free at yr 30 + ₹49L corpus growing 12% yrs 20-30 → ₹1.53 crore, minus paid interest ₹88L

Path A with SIP after year 20

  • Year 20 loan-free
  • Year 20-30: ₹43,391/month SIP (continuing what was EMI) at 12%
  • 10-yr corpus: ₹1.00 crore
  • PLUS zero debt mindset

Path B outcome

  • Year 30 loan-free
  • At year 30: ₹1.53 crore (continued SIP over 30 yrs)

Winner by raw math: Path B ₹1.53 crore vs Path A ₹1 crore.

Winner by real life:

  • Market 12% assumes steady; 20-yr periods में 6-18% range होता है
  • Psychological cost of carrying debt 30 yrs
  • Job loss / emergency में EMI continuity risk
  • Tax treatment differences

My take: Pure math favours 30-yr + MF SIP by ~₹50 lakh nominal। But for most middle-class families, psychological + risk discipline का cost है। Debt-free by 20 yrs is safer path।

Prepayment — tenure reduction ka power

Instead of tenure-at-start decision, prepayment strategy बेहतर flexibility देती है।

Rule: 1 extra EMI per year

30-yr loan में अगर हर साल 1 extra EMI (13 total EMIs in year) prepay करो:

  • Tenure reduces from 30 yrs to approximately 22-23 years
  • Interest saved: ₹20-25 lakh

Rule: 5% outstanding principal prepay every 2 years

₹50L loan pe yr 2 में ₹2.5L prepay, yr 4 में ₹2.25L prepay...:

  • Tenure reduces to approximately 17-18 years
  • Interest saved: ₹35-40 lakh

Salary bonus — 50% to prepayment

Annual bonus ₹1-3 lakh → 50% home loan prepayment:

  • Tenure reduces by 5-8 years
  • Saves lakhs

RBI rule (2012 onwards): Floating rate home loan पर prepayment charges बिल्कुल allowed नहीं। Fixed rate loans पर 2-4% charge possible।

80C principal + Section 24(b) interest — tax benefits

Example: ₹50L loan, 30-yr @ 8.5%:

  • Yr 1 interest: ~₹4.2L → ₹2L deduction (24b cap)
  • Yr 1 principal: ~₹0.4L → within 80C combined

Real tax saved (30% slab): ~₹75,000-₹1 lakh per year in early years, reducing over time।

Calculation: 30-yr tenure × avg ₹60K tax save/yr = ₹18 lakh tax saved lifetime।

Factor into math: Effective loan cost = ₹88L interest - ₹18L tax save = ₹70L net। Still substantial.

Joint home loan — benefit double

Spouse both earning?

  • Both can claim 80C ₹1.5L (₹3L combined) on principal
  • Both can claim 24(b) ₹2L (₹4L combined) on interest
  • Combined tax benefits: ₹7L/yr deduction max
  • Better eligibility (combined income)
  • Better loan amount + rate

Registration: Property should be in both names + both should be co-borrowers। Only co-applicant (not co-borrower) — no tax benefit।

Home loan pe insurance — mandatory scam?

Banks typically try to sell:

  • Home loan insurance / loan protection insurance: lump sum premium added to loan
  • Property insurance: yearly
  • Life insurance: bundled

Reality:

  • Loan protection insurance mandatory nahi hai legally, but banks pressure
  • Premium ₹50K-2L added to loan principal → interest भी lag जाता है
  • Better alternative: Plain term insurance ₹50L-1Cr खरीदो (separate), cheaper + better

Property insurance (fire, structural): ₹3K-5K/yr — actually useful, worth it।

MCLR / EBLR — floating rate mechanics

MCLR (Marginal Cost of Funds-based Lending Rate): Internal bank rate, monthly reset। Older loans typically MCLR-linked।

EBLR / RLLR (External/Repo Linked Lending Rate): RBI repo rate से directly linked। Post-Oct 2019 loans mostly EBLR।

When RBI cuts repo 25 bps:

  • EBLR loans: rate drops in 3 months
  • MCLR loans: may take 6-12 months

Action: Agar loan MCLR-linked है pre-2019, ask bank to convert to EBLR। Nominal fee, long-term savings।

Home loan refinancing / balance transfer

Current rate > 9.25%? Consider balance transfer to another bank with 8.25% rate।

Math: ₹40L outstanding, 15 yrs left, from 9.25% → 8.25%:

  • EMI savings: ~₹2,300/month
  • 15-yr interest savings: ~₹4 lakh
  • Transfer cost: 0.5-1% of outstanding (₹20K-40K) + legal fees

Break-even: 8-10 months typically। After that, pure savings।

Common home loan mistakes

  1. 30-yr tenure default accept kiya without modeling alternatives
  2. Prepayment never attempted — bonus went to lifestyle
  3. Part-prepayment > tenure-reduction confused — choose tenure reduction for maximum interest savings
  4. Loan protection insurance added to principal → extra interest burden
  5. MCLR to EBLR convert nahi kiya
  6. Joint ownership not optimized — only 1 spouse claiming tax
  7. Top-up loan on home loan for lifestyle spending — defeats purpose

Decision framework

Choose 30-yr if:

  • Cash flow is tight right now (monthly EMI 35% of income is max)
  • Plan to relocate/sell in 5-7 yrs (doesn't matter anyway)
  • Plan to aggressively prepay when income grows
  • Willing to invest disciplined in MF SIP

Choose 20-yr if:

  • Stable income, can absorb ₹5-10K extra EMI
  • Peace of mind from earlier debt-freedom
  • Not sure about disciplined MF SIP
  • Age 35+ (want debt-free by 55)

Choose 15-yr if:

  • High income, stable job
  • First-time buyer, young age (25-30)
  • Want mortgage done by kids' college age

Compromise option: Take 30-yr, prepay aggressively to make effective tenure 20-22 yrs। Gives flexibility + discipline both।

  • Metro property yields 2-3% rental vs 8.5% loan cost
  • Your cash investment in equity can outperform real estate
