"भैया, ab bandh karna padega kya?"
ये सवाल मुझे पिछले महीने 7 अलग-अलग homestay owners ने पूछा। Vashisht, Naggar, Kasol, Tosh, Manikaran — हर जगह same कहानी।
Lekin उसी रात मैंने एक और homestay owner से बात की — Tirthan Valley में. Same monsoon, same blocked roads, same naya rule. Uski occupancy 62%. Last year se 8% kam — bas. Lakh ka business अभी भी monthly चल रहा है।
फर्क क्या है? वो 7 skills जो मैं इस post में बताऊंगा।
पहले reality check — डरावना मगर ज़रूरी
ये emotional motivational post नहीं है. Numbers देखो:
- Himachal में tourism state economy का ~7% (IBEF data)
- Monsoon में Manali hotel occupancy peak से गिरकर ~30% हो जाती है (Tribune report)
- August 2024: Kullu-Manali NH-3 का 38 km stretch तबाह — कई दिनों तक daily सिर्फ कुछ घंटे का traffic
- 2024 cloudburst Anjani Mahadev nalla: Atal Tunnel + highway दोनों damaged
- 2025 Manikaran-Barshaini landslide: Kasol tak की pipeline बंद
- HP Homestay Rules 2025: registration/renewal fees में ~2900% hike + GST + commercial rates पर पानी-बिजली (HimbuMail critique)
Yeh combine ho jaata hai. Same monsoon week mein tourism + apple — दोनों income source ek saath dub jaati hain Kullu valley में।
Toh "Manali tourism khatam" headline halwa nahi hai. Lekin "khatam" aur "badal raha hai" mein बहुत farak hai.
Skill 1: Direct booking master banao — agent ko bypass karo
Maximum homestay owners ka 60-80% booking MakeMyTrip, Goibibo, Booking.com se aati hai. Commission 18-25%. Floods aur slow season mein same OTAs first cancel karwati hain — algorithm tum jaisi small property ko hide kar deta hai jab demand kam ho.
Tirthan wale Naveen ne kya kiya:
- Instagram pe week mein 4 reels (mostly cooking, view, weather — not "book now")
- WhatsApp Business catalog with rooms + rates
- Past guests ka WhatsApp group (212 members) — special direct rate offer karta hai
- Apna Google Business Profile + booking link
Result: 47% bookings ab direct. Saving = ~₹85,000/year on commission alone.
ये technical kaam nahi — yeh comfortable banne ka kaam hai. Aur honestly — pehle 3 mahine bekar lagega. Maine khud dekha hai owners ko 2 weeks baad chod dete hue.
Skill 2: Off-season ko income source banao, "loss" nahi
Most homestay owners off-season ko "wait karne ka time" maante hain. Galat.
Yeh 6 mahine = workshop hosting season:
- Yoga retreats (5-day, 10-12 guests, ₹15-25k per head)
- Writers' residency (1 month, 4 writers, lower per-night but full occupancy)
- Remote-worker monthly stays (Bangalore-Delhi se WFH crowd, ₹25-40k/month per room)

Ek Bir Billing wali property ne winter mein "Mountain Writing Retreat" host kiya — 8 guests × ₹18,000 × 5 din = ₹7.2L for one week. Off-season mein. Iska secret marketing nahi tha — Twitter pe ek thread tha, share ho gaya.
Iska seedha link hai books ke saath. आमदनी का दूसरा दरवाज़ा literally yahi sikhata hai — primary income ke parallel mein second stream banao, tab disasters chot kam denge.
Skill 3: Naye Homestay Rule 2025 — daro mat, formalize karo
2900% fee hike sun ke pehla reaction "yeh sarkar maar dalegi" — main bhi ek minute ke liye agree karta hoon. Lekin practical baat:
- Registered homestay = bank loan eligible
- Registered = govt subsidy schemes apply
- Registered = corporate group bookings (CSR offsites, team retreats) — yeh sirf GST invoice waale ko book karte hain
- Unregistered chala bhi sakte ho — but ek guest accident hua to insurance + legal nahi
Honest limitation: agar tumhari property 2 room ki hai aur ₹1.5L/year se kam kamati hai — registration cost recover nahi hogi. Tab community SHG model dekho (Skill 5 mein detail). Agar 4+ rooms hai aur ₹3L+ kamati hai — formalize karo, GST input credit lo, B2B unlock karo.
Jaisa बजट का विज्ञान mein detail mein samjhaya hai — chhota business jab tak informal hai, tab tak vo "side income" rahega. Formal banane se hi scaling shuru hoti hai.
Skill 4: Apple bagwan + homestay = same property, double income
Yeh angle 95% Manali wale miss karte hain. Tumhari property pe agar 30+ apple trees hain — vo as "experience product" sell karo.
- Apple plucking experience (September): ₹500/guest, daily 8 guests, 20 din = ₹80k
- Cider/jam workshop: ₹1500/guest, 6 guests/weekend = ₹9k/weekend
- Orchard breakfast (chai + apple + simple paratha): add ₹200/room rate
Ek Naggar property ne 2024 mein orchard tour package add kiya — average daily room rate ₹3,200 se ₹4,100 ho gaya. Same room, same property — sirf experience layer add kari.

Khushboo Homestay (Naggar, Kullu) — Shri Shakti SHG ki ek property hai. NRLM-backed. 8 women ka group — ek property nahi, milkar 6 properties chala rahi hain. Kya benefit:
- Bulk procurement (linen, cleaning, food) — 18-22% saving
- Training cost share — guide certification, food safety, English basics
- Cross-referral — ek property full ho gayi to dusri ko bhej do
- SHG loan 4-7% rate pe (commercial 12-14% se aadha)
Tirthan, Spiti, Sangla — sab jagah yeh model kaam kar raha hai. Tripura govt ne 2024 mein HP study tour bheji thi specifically isi model ko replicate karne ke liye.
Akele property chalane ki insecurity (paani problem, guest emergency, tour guide chahiye, English thoda kamzor) — community model isko 70% solve kar deta hai.
Skill 6: AI literacy — sirf 30 din mein
Sun ke ajeeb laga? 2026 mein agar aap homestay run kar rahe ho aur ChatGPT ka use nahi aata — aap 2-3 saal mein bahar honge.

Honest contradiction — kuch pivot kaam nahi karenge
Main yeh sab idealistic nahi keh raha. Kuch realities:
- Agar tumhari property remote location pe hai (network nahi, road nahi 6 mahine) — direct booking kaam nahi karega. Tab agent route hi rakho.
- 60+ age aur English-tech allergy — Skill 6 (AI) skip karo. Skill 5 (community) mein pure focus do.
- 1-room property — workshop hosting feasible nahi. Long-stay remote worker model best.
Sab skills sab properties ke liye nahi. 2-3 skills choose karo jo tumhari reality mein fit ho — wahi karo properly.
